Approach
Six steps from the first enquiry to delivery. The holding decides. The companies of the group carry it out.
First we establish who the client is, on what basis the contract is awarded, where the work is to be built and what the scope is. Without these details we do not continue.
Without a client and a clear scope we do not move into planning.
Next we decide which company of the group carries the project, how the participations are arranged and which funds we commit. That decision is taken in Berlin, before any contract is signed.
The owning company and the funds are settled before a contract is signed.
Before any decision on funds there has to be sound planning: room schedule, drawings, building services and a cost breakdown by trade. Only then can a project be judged.
Without drawings and a cost breakdown we do not take a scheme on.
What our own company does not deliver, we award to vetted partner firms. Who delivers what, and who is liable for it, is set out contractually before work starts.
The partners include Çağla Group, LaMar Yapı and eKose.
Where a scheme needs capital, we align the funds with the project: own funds, equity and loans through our investors.
Financing follows the project. It does not come first.
Construction runs through the companies of the group and the partner firms. We report to the holding on progress, use of funds and material events.
Delivery stays with the group. Control stays in Berlin.
Roles
Who carries which task is settled before work starts. This division applies to every project of the group.
Reporting
Whoever provides funds is entitled to the same basis as the shareholder. These four points belong to every scheme under way.
Status of the works against the agreed programme, naming delays and their cause.
Outflow of funds by trade, set against the costing on which the approval was based.
Changes to permits, scope, partners or general conditions, as soon as they occur.
Result of the acceptance, outstanding items and the date on which the site passes into operation.
Once these points are available we can say within a short time whether a project is of interest to us.
A clear set-up also needs a limit. These points are not part of our activity — and we would rather say so beforehand than afterwards.
